Keeping water out
Waterproofing on tight prairie clay is less about coatings and more about giving groundwater a path that does not run through your basement.
An interior perimeter drain is cut into the basement slab at the footing, laid in washed stone, piped to a sump basin, and discharged away from the house. It is less disruptive, works year round, and manages water that has already reached the footing. An exterior system means excavating to the footing, membrane or coating on the wall, new drain tile in washed stone, and proper backfill. It stops water before it touches the wall, which is the better outcome in principle, but it costs considerably more, it takes your landscaping and often part of your driveway with it, and it cannot be done in frozen ground.
Silty clay is fine enough to migrate into an unfiltered drain line, and over twenty or thirty years an original exterior tile line laid without fabric will silt in. That is a common finding on mid-century homes in Champaign, Urbana and Rantoul: the system was installed correctly for its era and simply stopped working. Replacing it with perforated pipe in washed stone wrapped in filter fabric is what keeps the new one open. The same principle applies to interior systems, which is why the specification of the stone and the fabric is worth asking about rather than treating as installer detail.
The crew cuts a channel through the perimeter of the basement floor, typically eight to twelve inches wide, removes the concrete, excavates to the footing, lays stone and pipe, and repours the slab. It is loud, extremely dusty, and everything along the basement walls has to be moved out first. Expect a plastic containment barrier and expect fine concrete dust to reach places it should not. Most residential jobs run two to four days depending on linear footage. Ask specifically about dust control and about who moves and replaces anything mounted to the walls.
A sump that pumps to a line ending four feet from the foundation is recirculating the same water. On a flat lot the discharge needs a real run to daylight or a tie-in to a legal storm connection, and in many jurisdictions it cannot go to the sanitary sewer. Check the routing before frost, too. A discharge line that freezes solid in January will back up into the basin exactly when the pump is needed, and freeze-resistant fittings that allow water to escape if the line ices are a cheap insurance policy worth asking about.
The storms that load your sump hardest are the ones most likely to take out your power. A primary pump with no backup is a system with a single point of failure at the worst possible moment. Battery backup units run the basin independently for a number of hours, and water-powered backups run off municipal supply where pressure and code permit. Either is worth its cost relative to a finished basement. Test the primary pump by filling the basin, not by listening for it, and do that at least annually in early spring before the seasonal load arrives.
An exterior system is the more complete fix and homeowners are often surprised by the collateral scope. Excavating to the footing around a house means removing plantings, sections of walk or patio, and sometimes a portion of driveway, then backfilling and compacting properly so the trench does not settle into a new channel. Utilities have to be located first. Access for a machine has to exist, which is a real constraint on tight lots in older Champaign and Urbana neighborhoods. Where only one wall is affected, doing that single elevation from outside is often a sensible middle path.
Interior masonry sealers reduce dampness and efflorescence on a wall that is not under hydrostatic pressure. They do not hold back groundwater, and applying them to a wall that leaks under pressure traps moisture in the masonry, where it can push the coating off and accelerate deterioration of the block. Exterior damp-proofing applied during excavation is a genuine part of a waterproofing system when it is paired with functioning drainage. Sold on its own as the fix for a wet basement, a coating is a symptom treatment. Ask what carries the water away, and if the answer is nothing, the design is incomplete.
For interior work, linear footage of drain, whether the full perimeter or one wall is being done, the number of sump basins, slab thickness, and access to get material in and spoil out. For exterior work, depth of excavation, length of wall, and how much hardscape and planting has to be removed and reinstated. Backup pumps, dehumidification and vapor barriers are usually separate line items. Get the quote broken out, because comparing a full perimeter interior system against a single wall exterior system as if they were the same purchase is how homeowners end up confused by a two-fold price difference.
Finished basements and legal bedrooms below grade mean egress windows, and an egress well is a large excavation held open against the foundation wall. Properly built, it has a drain at the base tied into the foundation drainage system and a cover to keep weather out. Retrofitted quickly and cheaply, it becomes a catch basin that delivers roof and surface water straight down to footing level at one concentrated point. If your basement leak is near an egress or a window well rather than distributed along the wall, look there before commissioning a full perimeter system. The problem may be local, and so may the fix.
Drainage moves liquid water. It does not by itself deal with humidity, and in this climate a basement can be entirely dry underfoot and still sit at a moisture level where stored belongings suffer and the air smells of it. Once the drainage is functioning, a properly sized dehumidifier draining to the sump handles the remainder, and it is a far smaller purchase than the drainage work. Portable units emptied by hand tend not to get emptied. If you are finishing the space afterward, sort the humidity before framing anything, because the sequence matters and the cost of discovering it later runs into the finishes.
The pattern and timing of the water usually identify the mechanism, and it is worth doing that thinking before committing to a system. Water appearing only during heavy rain, at one spot, typically points at surface water and a local entry path: a downspout, a window well, a settled patch of grade. Water appearing every spring across a broad section of the wall and floor joint points at a seasonal water table and hydrostatic pressure, which is what perimeter drainage is designed for. Water present year round regardless of weather suggests a plumbing leak or a persistent subsurface source. These three lead to very different scopes and very different prices, and a contractor who reaches the same recommendation for all three is not diagnosing.
A drainage system is equipment, not a finished repair, and it has maintenance the same as anything else with a motor. Test the pump each spring by pouring water into the basin until it cycles. Check that the discharge line is clear and still directed where it was installed, since lines get moved by mowing, landscaping and frost. Clean the basin of silt periodically, because fine material from clay soil accumulates and shortens pump life. Note the pump's age; residential sump pumps are consumables with a service life measured in years, and replacing one on your schedule costs a great deal less than replacing it during a storm with water on the floor.
Before you hire anyone in Illinois: there is no statewide general contractor license in this state. Contractor registration is handled by individual municipalities, and the City of Champaign requires contractors to be registered with the city to pull a permit. Ask who is pulling the permit, ask for written proof of liability coverage and workers' compensation, and get the scope in writing.
